Our fees and charges
Terms for selling a property
Our fee for selling a property is 1% plus VAT of the selling price we achieve. We operate a set up fee of £150 plus VAT, designed to contribute to the initial costs of putting a property on the market. We do not operate a minimum contract term.
Your property would also be marketed on ‘rightmove.co.uk’ the UK’s leading property website, plus our own website ‘cornerstoneea.co.uk’ and in our high profile showrooms in Denby Dale, Kirkburton and Honley
Setting Up Fee
Our set up fee is £150 + VAT. A setting up fee is designed to contribute to the initial cost of putting a property on the market.
Home information packs
Cornerstone will be able to advise you on HIPS and organize the pack for you at a cost of £299 + VAT (£299.00 + VAT for leasehold properties).
Additional Services
We can also arrange aerial photography at a cost of £125 + VAT and can arrange floor plans from £50.00 plus VAT.
Terms for renting a property
Find a tenant only fee:
1) Finders fee –50% of one months rent + VAT (subject to a minimum of £250) Our basic fee covers all advertising, brochure, Tenant Referencing Service, Bond and first months rent collection as well as a ‘Rent Guarantee’ policy.
2) Completing an inventory (optional) - 10% of monthly rent + VAT for unfurnished properties or 15% of the monthly rent + VAT for mainly furnished properties
3) Preparation and finalizing of Assured Shorthold Tenancy document for incoming Tenant (optional) - £50 + VAT
4) Depositing the Tenancy Bond in an Approved Government Scheme (optional) - £25 + VAT
5) Accompanied Viewing Service (optional) – 10% monthly rent + VAT
6) Free advertising in the Huddersfield Examiner, Rightmove, all our showrooms and our own website
Of all the above fees, £200 + VAT is payable upfront but is then deducted from final bill payable upon the Agent successfully finding a tenant
Fully Management fee:
1) Setting up Fee - £200.00 + VAT
2) Management Fee – 12.5% + VAT of the monthly rent achieved
3) Free advertising in the Huddersfield Examiner and Rightmove
4) Our fully managed service is an all inclusive package where all core services are included in the price
